Located just 150 metres from excellent beaches, Sunrise Beach Club is a complete complex of holiday homes and facilities - the first ever opened in North Cyprus. Already acclaimed as the finest development on the island of Cyprus, owners who have already purchased units there are delighted with the standards of construction and service and they are enjoying some substantial financial benefits. Buyers who purchased only from last June have been given an opportunity, by the developer, to sell back their properties at a 25% premium. Only 10% of them have decided to take their 25% profit, the others being happy in the knowledge that they have a fast-appreciating asset. There is a wide range of villas, apartments and penthouses available in this development in North Cyprus, from one to three bedrooms in size, all based around a facility that includes three swimming pools, a sauna, a clubhouse, restaurant, cafe/bar, gym, and internet cafe. The company is a subsidiary of PI Property plc, a large international company based in the UK, selling to investors worldwide; it has a property bank over £175 million worth of new residential properties in UK, Cyprus, Turkey and Bulgaria. They are also responsible for other major projects in the area. The Skyline Residence has some 550 units of which many are already sold. Hilltop Village, due for completion at the end of this year, will have 165 units (25 already sold); Forest Beach and Golf Residence has 65 units (45 sold so far) and Fountain Villas. The scale of the company's property developments in North Cyprus may be judged by the fact that in its second year of activity it released just six units; in its third year 350 units; and in its fourth year there will be substantially more. It is significant that Sunrise Beach Club was completed two months before the planned date, which compares very favourably with other local developers. 20% rental return guaranteedA villa or apartment at Sunrise Beach Club makes an ideal, year-round, permanent holiday home. But many buyers are taking advantage of a scheme whereby they buy a property there and then lease it back to the management company for two years with a guaranteed rental income over the two years of 20% of the purchase price. Plus the owner has the option to use the property, free of charge, for two weeks in the winter. As an example, the Hera two bedroom, one bathroom apartment is currently priced at £70,000, plus £7,500 for furnishing, plus VAT. Total outlay is therefore £77,500 plus VAT. The guaranteed 20% rental return over two years amounts to £14,000, so the actual purchase price is reduced accordingly to only £63,500 (excluding VAT). And the owner can enjoy four weeks free holiday each year! Alternatively, owners can use their property for as long as they wish, and let it out for short-term rentals via the management company. This company sets high standards of efticiency for letting, daily maid service, etc. Letting will not be a problem, as North Cyprus Property is attracting a rapidly-growing number of holidaymakers each year, and accommodation to this standard is much in demand. |
